Turks & Caicos islands are legendary for their powder-white
sands, glass-clear turquoise water, unsurpassed snorkeling and
scuba, eternal summer weather, and laid-back living. Those factors
explain the rapid development of TCI’s best-known and most-developed
island, Providenciales, and its burgeoning popularity among dive
enthusiasts, honeymooners, and sun-seekers. But therein lies the
problem for those who prefer to not share their sea views with
the masses and who would rather see conch shells on the sand than
yet another condo.
In contrast, the new five-star residence and
hotel community of Royal Reef is designed for those who prefer
to not follow the crowds. Slated to open in just over a year,
the resort lies on an untouched, unspoiled stretch of white-sand
beach and will include 90 luxury condominium residences and a
boutique hotel of 30 suites, stretching over almost 18 acres of
private beach-front property.
Its location guarantees that it shall forever
remain pristine. Most of North Caicos is comprised of a nature
reserve and protected lands, so development is carefully controlled.’
The area, which is home to the Caribbean’s largest flock
of pink flamingos, has more than 200 types of birds and is surrounded
by a barrier reef. “Unlike Provo, which has become a condo-lined
runway, North Caicos is a peaceful paradise. Other than a few
private multimillion-dollar estates, we are the only ones on this
beach,” says Fred Paatz, the project’s managing director.
Royal Reef is attracting well-heeled travelers,
vacation-home owners and sophisticated investors who demand unsurpassed
service, utmost privacy, and a measure of solitude. “You
have the luxury and the highest standards of five-star resort
living without the people and the massive development,”
Paatz says.
But undeveloped does not mean uncivilized. This
secret hideaway is self-contained with all the amenities and shopping
one could desire, from the sophisticated Euro/Asian spa, salon
and fitness center to tennis courts and three restaurants—European
fine cuisine, informal dining, and casual beach grill for those
moments when you don’t wish to venture from the sand. International-standard
entertainment and meeting facilities cater to private or professional
functions. And should you be in the mood to shop, several fine
boutiques, a high-end art gallery, dive shop, and deli are all
conveniently located on-site.In addition, a luxury marina, housing
the North Caicos Yacht Club, will soon be constructed and the
international airport is undergoing expansion.
Oceanfront penthouses are available from $2.75
million, and oceanfront condominium residences are priced from
$1.095 million—a true bargain, considering that property
values in North Caicos have doubled in the last year.
Owners enjoy all the conveniences, privileges,
and amenities provided by the resort, including personal butler,
chef, concierge, in-condo room service, and housekeeping. They
may live in their residences as often as they like, or if desired,
the resort will manage and rent it out on their behalf.
As additional incentive, owners do not pay property
tax, and there are no capital gains, estate, sales, or added value
taxes. Should you choose to resell your property, any profits
gained are tax-free. Owners spending more than $250,000 qualify
and may apply for permanent residency.
